Can you hold a place before I apply?
Properties are typically leased on a first-come, first-served basis once a completed application and required fees are submitted. We encourage you to apply promptly to secure the home you are interested in. - 
			
Do I need to pay the first and last month’s rent along with the security deposit?
Move-in costs vary by property. Most commonly, tenants pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent, depending on lease terms. - 
			
How old do you have to be to apply?
Applicants must be at least 18 years old or the legal age required to enter into a binding lease agreement in the state. - 
			
Is the security deposit refundable?
Yes. The deposit is refundable, provided there is no damage beyond normal wear and tear and all lease obligations are fulfilled. Deductions may apply for unpaid rent, repairs, or cleaning fees. - 
			
Who needs a cosigner?
A cosigner may be required if an applicant does not meet minimum qualifications related to income, credit history, or rental history. Cosigners must meet financial criteria and sign a guarantor agreement. - 
			
You have a property I want to rent. How do I apply?
Applications can be completed online or in person. You will need to submit the application form, pay the application fee, and provide documentation such as proof of income and identification. - 
			
How do I pay rent?
Rent can typically be paid through the tenant portal, by automatic bank transfer, or via check or money order. Online payments are encouraged for speed and convenience. - 
			
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet into the property. Some homes allow pets with an added deposit or monthly pet rent, while others have specific restrictions. - 
			
I want to move out, but my roommate wants to stay. What should I do?
All tenants are responsible for the lease unless otherwise stated. If one roommate wishes to remain, they may need to requalify individually or secure a replacement tenant with management’s approval. - 
			
My lease is ending and I plan to move out. What should I do?
Check your lease for the required notice period and submit your intent to vacate in writing before the deadline. This allows us to begin the transition process and helps ensure a smooth move-out. - 
			
Who is responsible for paying for repairs or maintenance requests?
Routine maintenance and repairs are handled by our property management team. However, tenants are responsible for damage resulting from negligence or misuse. All requests should be submitted promptly through the tenant portal or appropriate maintenance channels.
